How To Send Your Documents:


Scan and Email Them to Us

If you have access to a scanner you can simply scan and email your documents to us.

Take a Picture with Your Smartphone

We can accept high resolution photos of your documents. Please take the photo directly from above in good lighting. Remember to tap the screen so the picture goes into focus. Send in one email or multiple emails, either way is fine by us.

Drop off at Our Office

You can always drop off your documents to our office in Waterdown. We’ll make scan copies so you can keep the originals.

We still have a fax number just for you (905-690-4493)

Realtor or Accountant Can Send Directly to Us

Some of the documents we might need can be sent to us by your Real Estate Agent (Offer to Purchase, MLS listing, etc.) or your accountant (T1 Generals if self employed).

Note: Not all documents are required immediately - We will happily tell you what we need from you.

Letter of Employment

Letter of Employment Needs to include:

  • Time at Job
  • Job title
  • Current Salary
  • Must be on company letterhead
  • Must be signed
  • If you receive bonus/commision income the letter should state the structure.
  • If you are on Maternity Leave we need your letter of employment to confirm your return date and income when you return.

*If you receive overtime, bonus, or commission than 2 years of T4’s and Notice of Assessments are required.

2 years of Notice of Assessments

2 years of Company Financial Statements (if incorporated)

  • Any base Salary
  • Must be on company letterhead
  • Must be signed
  • Commissioned earned year-to-date

Other Income Documents

Child support / Alimony:

  • Copy of completed Separation / divorce agreement
  • If not available let me know, there may be an alternative option

Child Tax credit / universal:

  • Copy of statements confirming payment amount
  • 3 month bank statements confirming deposits

Income from Rental Properties:

  • Copy of lease
  • T1 General with rental activity section (if owned for more than 1 year)

Other Required Documents

Refinancing / Renewal / Secured Line of Credit:

  • Current Mortgage Statements for all properties owned
  • Current Property tax Statement for all properties owned
  • 2 Pieces of ID
  • Void Cheque from Account you would like payments to come out of

Purchasing:

  • Offer to Purchase & MLS Listing (Your realtor can send this to us)
  • Current Mortgage Statements for all properties owned
  • Current Property tax Statement for all properties owned
  • 2 Pieces of ID
  • Void Cheque from Account you would like payments to come out of
  • If doing any payouts (Line of Credit, visa, etc.) from sale proceeds of a current property then we need those statements as well.

Proof of Downpayment (When Purchasing)

Down Payment Usually comes from one of these sources:

Stocks, Bonds, Mutual Funds

Bank Accounts

  • 90 days of bank statements (online print screen acceptable with name)
  • Online account home screen capture showing name and account together (if name not on statements)

Sale of Current Property (Bridge Financing Available if Required)

  • Sale agreement
  • MLS listing of property
  • Copy of current mortgage statement of property

Secured line of credit

  • Copy of statement confirming current balance, credit limit and minimum payments

Gifted

  • Bank statement showing deposit and balance
  • Gift letter (provided by our office) completed and signed by you and the person gifting you the funds

RRSPs

  • 90 day history of RRSP account (online print screen acceptable)

Stocks, Bonds, Mutual Funds

  • Copy of lease
  • 90 day history of Investment account (online print screen acceptable)
